WHAT WE DO . HOW WE DO IT
Our Construction services are offered for both residential and commercial projects. Having our own construction team in house means that you get a well crafted and rounded team to be able to deliver high quality projects both on time and on budget and design.
ARCHITECTURAL DESIGN & MANAGEMENT
From Initial Design Consultation to Design Development to all necessary council permits and construction documentation, our architects are here to help you achieve your dream project. We listen to your needs and budgeting requirements and design accordingly from first meeting right through till the final product.
Our management understands the unique logistic constraints of construction. We understand and manage the needs of each project.
EARLY CONTRACTOR INVOLVEMENT
Early involvement in the design process allows to synthesise design ideas with construction methodology. Creating a strategic program to deliver the best result for your project.
FIT OUT &
We partner with High Quality furniture suppliers who source their products sustainably so you can be assured you are receiving a modern socially and environmentally friendly product that is attractive and will compliment your project space. All furnishings, hardware’s and sanitary wares are discussed during the design development stage and show the commitment we have to provide every little detail to the design.
If costs are too high, the project is not viable - too low and risks compromising the quality. At early stages of the project we offer our costing service to ensure the brief matches budget, drawing on historical data, experience and quantitative measures.
The below steps describe the cyclical process from initial concept to construction making Interlock your one stop shop for the entire project delivery.
As we establish a relationship with a client the first step is to set up an initial consultation. We do this free of charge and to assess the site conditions and limitations of your proposed project.
Design Brief & Measured Drawings
Upon client engagement we work with you to prepare a Client brief document. The brief is a
dynamic document which is constantly updated as the project develops. Measured drawings of the existing site are organized.
In conjunction with developing the Client Brief, Concept design is proposed through a medium of sketches, drawings, 3D modeling and precedent images to portray the ideas of the project. Our in house build team provide costing advice to ensure the Brief matches the proposed budget. We have a trusted team of consultants that we draw from to ensure all aspects of the design is covered.
Dependent on the scope of works there are various approval pathways available. We analyse the planning instruments to ensure the correct approval pathway is streamlined.
Documentation including, plans, sections, elevations, specifications, details and finishes schedules is prepared to allow for accurate costing. Our in house build team works together with designers to ensure buildability matches the proposed aesthetics for the job.
Our estimators provide a full costing breakdown for the scope of works based on the drawings and specifications. We are experienced at delivering different methods of procurement such as Cost Plus and Lump Sum contracts. We also have the ability to operate as Design superintendent if required.
